Zino Properties was founded on a simple but disciplined principle: find properties where others see problems, solve those problems through skilled refurbishment, and hold the resulting asset for long-term income and growth.

We operate in two carefully selected Midlands markets — Telford and Wolverhampton — where the fundamentals stack up: strong tenant demand, reasonable entry prices, and a consistent pipeline of opportunity through auctions and motivated sellers.

This is a focused, self-built business. Every decision is made with long-term sustainability in mind, not short-term speculation.

Buy below market value

We only acquire properties where we can demonstrate genuine below-market-value entry. If the numbers do not stack without a BMV discount, we walk away. Discipline at the purchase stage is the foundation of every successful deal.

Add real, measurable value

Refurbishment must translate into a demonstrable uplift in GDV and rental income. We do not spend money on cosmetics that do not move the valuation. Every pound spent is judged against the return it creates.

Manage assets properly

A well-managed property holds its value, attracts quality tenants, and avoids the costly void periods and emergency repairs that erode yield. We take maintenance seriously as an investment in the asset, not a cost to minimise.

Good deals do not wait. When the analysis is done and the numbers work, we act quickly and professionally. Estate agents and auction houses work with buyers they can rely on — we aim to be one of those buyers in our target areas.

Move quickly with a credible offer. Coordinate solicitors, survey, and mortgage broker to exchange and complete without delay.

Scope & refurbish

Detailed schedule of works agreed before any contractor is engaged. Project managed to budget, timeline, and letting-ready standard.

Let & manage

Property marketed and let to quality tenants. Ongoing maintenance and compliance management to protect yield and asset value.

Remortgage & recycle

At the appropriate point, remortgage at the new post-refurb valuation and redeploy released capital into the next acquisition.
