About us
A Midlands property investment and management company, acquiring and operating residential assets across Telford and Wolverhampton.
Our mission
“Buy right, refurbish well, manage properly — the rest takes care of itself.”
Zino Properties was founded on a simple but disciplined principle: find properties where others see problems, solve those problems through skilled refurbishment, and hold the resulting asset for long-term income and growth.
We operate in two carefully selected Midlands markets — Telford and Wolverhampton — where the fundamentals stack up: strong tenant demand, reasonable entry prices, and a consistent pipeline of opportunity through auctions and motivated sellers.
This is a focused, self-built business. Every decision is made with long-term sustainability in mind, not short-term speculation.
How we investHow we think
Every acquisition, refurbishment decision, and management choice is guided by the same consistent set of values.
We only acquire properties where we can demonstrate genuine below-market-value entry. If the numbers do not stack without a BMV discount, we walk away. Discipline at the purchase stage is the foundation of every successful deal.
Refurbishment must translate into a demonstrable uplift in GDV and rental income. We do not spend money on cosmetics that do not move the valuation. Every pound spent is judged against the return it creates.
A well-managed property holds its value, attracts quality tenants, and avoids the costly void periods and emergency repairs that erode yield. We take maintenance seriously as an investment in the asset, not a cost to minimise.
Good deals do not wait. When the analysis is done and the numbers work, we act quickly and professionally. Estate agents and auction houses work with buyers they can rely on — we aim to be one of those buyers in our target areas.
Our process
A consistent, disciplined process on every acquisition.
Identify distressed, vacant, or undervalued properties through auctions, estate agents, and portals. Run full deal analysis before viewing.
Attend viewings with a clear scope checklist. Assess condition, refurb cost, and GDV potential before making any offer.
Move quickly with a credible offer. Coordinate solicitors, survey, and mortgage broker to exchange and complete without delay.
Detailed schedule of works agreed before any contractor is engaged. Project managed to budget, timeline, and letting-ready standard.
Property marketed and let to quality tenants. Ongoing maintenance and compliance management to protect yield and asset value.
At the appropriate point, remortgage at the new post-refurb valuation and redeploy released capital into the next acquisition.
What we buy
We have clear, consistent criteria for every acquisition. This focus keeps the analysis fast and the decisions sound.
Target areas
Two zones selected for consistent opportunity, strong fundamentals, and proven rental demand.
15-mile radius · TF1, TF2, TF3, TF4, TF7
A designated new town with an expanding population, the M54 corridor to Birmingham, and residential prices well below regional averages. Strong auction activity through Auction Hammer Midlands and local agents provides consistent deal flow.
15-mile radius · WV1, WV13, WV14
Wolverhampton’s inner suburbs offer some of the strongest rental yields in the West Midlands. Tenant demand from NHS workers, manufacturing, and logistics staff at nearby industrial parks ensures low void rates in well-maintained stock.
